Denver First Time Home Buyer $8,000 Tax Credit 0

For three months in a row now, according to the April results in the Denver MLS, prices have not declined. That’s right. So far this year we have not seen any price declines. In fact prices are up anywhere from ½ to 1% depending on the type of property and the area of town.
We are also finding less foreclosure properties on the market. Then add that with the fact that interest rates are still below 5%. This is creating more demand and less supply. Therefore prices are stabilizing. In fact over the past 60 days, I’ve been involved in several multiple offer situations.

So today’s topic – The $8,000 First Time Home Buyer Tax Credit. There are a couple of criteria that you need to know to qualify for this program. I can help you with all of the details. It’s really too much for this update but here are the highlights:
- You can get a tax credit for a home purchased in 2009 if you’re a first time buyer for up to $8,000. You get a credit for 10% of the purchase price up to $8,000. So all you have to do is buy an $80,000 house and you’ll qualify for the full amount of the credit. In Denver, the average home price is $233,000. So it’s really easy to qualify on that guideline.
- There are also some income guidelines. For a single person you have to make $75,000 or less and for a couple it’s $150,000 or less. Again, another criteria that’s very easy to qualify for.
