The 9-Step System To Get Your Home Sold Faster And For Top Dollar 0

I get a lot of questions from my seller clients about what they should do to prepare their home and what’s the best way to sell it and position it in today’s changing market to ensure that they’re getting the best price for it. And to get it sold quickly so they can move on. So, I’ve compiled this free report, and I thought today I would just give you a few of the highlights.

Some of the things you need to know are:

  1. Know why you’re selling your home and keep it to yourself. Make sure that you hire a Real Estate agent that’s going to keep your information confidential and knows how to negotiate on your behalf when buyer’s agents ask, ‘Well, why are they selling?’There are really good and easy answers for that that actually intrigue buyers more and bring more offers quicker.

    So, that’s my #1 tip. And I can talk to you more about how I do that. But make sure that that is something you’ve thought through before you even list.

    • Why are you selling your house?
    • What do you want to do?
    • And are you really truly motivated to sell the home?
  2. Do your homework before setting a price. I can’t tell you how important this is. It is so critical to price your home right at the time of listing. There’s a lot of, I know, nervousness out there when you price your home. And you’re always wondering if you priced it too low? And if you get an offer fast, was it underpriced? And if you get a full price offer, should you have priced it higher?Those questions should run through your mind. But you won’t be so concerned about them if you do your homework upfront.

    It’s critically important for you to get with the Real Estate agent that can provide you a computerized market analysis and broker price opinion that incorporates all the competitive activity in your neighborhood along with the recent sales. You need a realtor that can look at it the way an appraisers going to look at it once you get under contract.

    It’s so important to price your home where buyers will find it and where they’ll be excited to make offers.

Today’s topic for sellers is, ‘How to Market Your Home on the Internet.’ And this is something that I am very skilled and experienced in. And you must have found me on the internet if you’re watching this video.

You have to be present and very available on the internet and very easy for consumers to find your home. Virtual showings are almost as important as physical showings these days. Think about it. You have a lot of busy people out there trying to buy your home. They might even be out of town or out of state. And they need the process to be very simple and easy.

Have you ever tried searching for homes for yourself? And found very few photos of the home? Maybe not enough information? And you just passed it up. You moved on to the next home.

Well, a lot of listings don’t get the attention they deserve. Because they might be beautiful homes, priced well, cleaned up, ready to sell, and there’s just no way to find them the way buyers are looking. So, here’s a fact:

  • Over 80% of buyers start their home search on the internet;
  • Many of them complete their home search on the internet;
  • And some people (I’ve had clients’ myself), that have actually made offers on properties without even going to see the home in person.

So, is it important to be on the internet and to have your home available? Absolutely!

I spend a lot of time and money marketing your property on the internet. I have 2 personal websites that are advertised on a regular basis, both through the internet and through some print advertising, to drive people to the websites to see your home.

Your home will also be syndicated on more websites than I can even mention in today’s video. But I’d be happy to sit down with you and share my complete internet marketing plan.

Now, I also do some of the traditional things:

  • Of course there’s a sign in the front yard. But on my sign there are 2 websites for buyers to go visit among other easy phone numbers for them to call and get information.
  • Of course I put your property in the MLS. But the MLS has limits to what you can say about it. So, that’s why I’m involved in several other marketing sites to make sure your home is found easily and shown easily over the internet.
