There is an area just to the West side of Denver, and it’s called, the Highlands.  This is a very popular area, a lot to do, a lot happening and values are holding very nicely in this area with a very low foreclosure rate. This area is bordered by Federal Boulevard on the East side over to Sheridan Boulevard on the West side, from the South at 26th Avenue all the way up to about 38th Avenue on the North.

This area boasts an average sales price of about $365,000 and a foreclosure rate of only 10%. This is very low considering the high foreclosures we’ve had in the past 2 years in the Denver Metro area. Also, this area has only declined between 4% and 8% depending on which kind of property you’re considering:

  • Condos
  • Townhomes

Versus:

  • Single-family homes. The single-family homes are holding up very nicely – prices are actually flat over the past 12 to 18 months.

This is a wonderful area with lots to do. The center of the neighborhood is 32nd and Lowe and at 32nd and Lowe, there are lots of

  • restaurants
  • bars
  • shopping
  • and just a great place where you can be pedestrian, walk to from almost any part of the Highlands area.

Best Places to Live in Denver – Congress Park 0

Congress Park is a great urban neighborhood! Close enough to the city to have easy access to get downtown quickly by bicycle or public transportation, but just far enough out to have that nice neighborhood urban feel.

This neighborhood is surrounded by York Street on the West side all the way over to Colorado Boulevard on the East side. It goes from its Southern end of about 6th Avenue up to the Northern border of Colfax. You can see on the map that it’s really a terrific location. Congress Park is the name of the park right in the middle of the neighborhood, terrific for:

  • recreation
  • for the family
  • a great place to just get out and relax
  • walk the dogs

Another great feature at Congress Park is just on the Western edge of it is the Botanic Gardens which features:

  • all the great botanic features of the area
  • lots of great displays and exhibits
  • a summer concert series that’s just outstanding

Congress Park is holding its value pretty nicely. For example, over the past 12 to 15 months, Congress Park’s average sales price has been $372,000. Not bad for a close in Denver Metro neighborhood. Importantly, prices are holding their values pretty well here and they’re only down about 5%, well above the market average.

This is a wonderful place if you’re looking for a condo or a single-family home. There are lots of various condo buildings in the area all the way from a high-rise to smaller ones. Then, the detached single-family homes here are just spectacular! All solid brick from ranch style to bungalow and tudor and even two-story homes. This is a great area with lots to choose from. Prices range anywhere from the high $200,000’s all the way up to the millions.

There is another wonderful neighborhood close in to Denver called Cheeseman Park. It features everything from high-rise condos along the park, all the way to detached-single family homes over a million dollars.

The price range here is on the higher end.  I think the lowest priced homes in here are in the upper $300,000’s to low $400,000’s and they do soar above a million when you get closer to the park itself for some of the classic, large, old-style brick, two-story homes. Or, if you’d like, you can live in a high-rise condo, in the mid to upper $400,000’s all the way into the millions, again.

It’s a very cool neighborhood! It’s surrounded by the downtown area on the East side at about Corona or Downing Street and it goes West to University Boulevard. Then on the South side it runs along 8th Avenue and goes North to about Colfax. You can see if you look on a map that it’s very easy access to downtown and all the great amenities of the downtown area.

Plus, right in the heart of this neighborhood, is a big park called Cheeseman Park. You’ll find it great to use for:

  • running
  • walking
  • cycling
  • walking the dogs

This is a wonderful neighborhood that’s holding its values very nicely, too. It’s only down about 4% over the last 12 to 15 months and it averages a sales price of about $398,000. The foreclosure rate is very low here as well so that’s a good sign, because the area is holding its value. Having said that, there are some great condo deals here from redevelopment areas or redevelopment properties that just haven’t been able to sell and are going into or are already in foreclosure.
