Market Update on the Denver Metro Area Real Estate Market 0

The numbers just came out through July of 2009 and there’s a couple of key points that you should know whether you’re a buyer or a seller. These are important, relative to selling your home or finding the right home to purchase.

The first important fact is that we have dropped below 5 months of inventory on the market.  There’s about 20,000 properties between detached single family homes, condos and town homes that make up this amount of inventory. Importantly, there’s a little over 4,000 homes a month that are selling right now. Meaning, if no other homes were listed today, it would take about a little under 5 months to clear out all of our inventory.

Obviously, that’s a moving number and moving target because there’s always more homes listed and more homes sold. It’s very fluid. But the significance of this number is that the National Association of Realtors says that, ‘Over 6 months of inventory is a buyer’s market, under 6 months of inventory, is a seller’s market.’

Now I don’t want to get you too excited as a seller because one of the reasons the inventory is down so much is there’s a lot less foreclosures on the market. I’ll explain that at another time. What’s important to know right now is that inventory is down, mortgage rates are still down and actually dropped a little bit in the past couple of weeks and the home buyers out there, if they’re first time buyers, still can take advantage of the first time home buyer tax credit.

With over 20,000 listings to choose from, it’s important that you find the listings that meet your criteria and that you’re able to act quickly in order to make offers and purchase the properties that you want. I can’t tell you how many times in the past month that we’ve run into competitive offers for our buyers, and even for our sellers, when they list a home in a hot neighborhood that’s priced right.

The Best Places to Live in Denver – Larimer Street, Downtown 0

Larimer Street is a great area of Downtown Denver. There’s a lot happening on Larimer. There’s condos and lofts that you can live in, and it is a very vibrant area for restaurants, bars and of course night life.

Larimer Street crosses the 16th Street Mall which is very pedestrian. In fact, the only vehicles that can use the 16th Street mall are the city buses. There are a lot of bars and restaurants such as the Hard Rock Café and lots of real fun places, vibrant during the day and just a real fun spot at night time.

There are many lofts and condos and of course the only way to find the good deals on those lofts and condos and all these great areas is on www.EasyDenverHomeSearch.com. At Larimer and 14th Street they close the area off a lot for block parties and festivals. This area of Downtown Denver is one of the areas that has really held its value.

The Best Places to Live in Denver – Stapleton 0

One of the very popular, very desirable neighborhoods of Denver is called Stapleton. It’s named ‘Stapleton’ because this is where the old airport used to be before they built DIA (Denver International Airport).

Stapleton is a wonderful community with plenty of parks. The home lots in this area are what we call ‘Zero Lot Line’ properties, where there’s really very little yard. So, if maintenance isn’t your thing, then these are great choices for you.

You can buy in Stapleton from the $200,000’s all the way up to the millions. It’s a great mixed-Use community. There are three clubhouses and swimming pools, many parks, restaurants, retail, everything you need, great schools, the whole thing. There are several retail sections of Stapleton. There’s more being built as they continue to finish.

There are row homes, townhomes and Single family detached homes. The row homes are great and are in probably the low $300,000’s to mid $300,000’s, depending on the upgrades and updates. There is low maintenance, easy living, garages and the alleys in back. There are nice back patios in these. Just really, really nice units. They were built anywhere from 2004, 2005 all the way up to current time. They’re still building here, so you can still buy from builders and I can help you with that.

Stapleton is only about 10-20 minutes to Downtown depending on where you work, and easy access to I-70 and Colorado Boulevard.
