Real Estate : Denver Colorado Area 0

Posted on November 17, 2009 by DenverHomePro

As someone purchasing their very first home, you’ll need the services of a professional, experienced real estate agent. This will make a huge difference. A real estate agent will find you a house that suits exactly what you want, and they can make the complex process of buying a home enjoyable. If you want to find a real estate agent in the Denver area, research online and invest some time if you want to find a source that’s professional. With this investment of effort, the home buying process will go much more smoothly.

Prior to beginning your search, you’ll need to understand this home buying process, and learn more about it. With a detailed understanding of how this all works, you won’t have to rely completely on your real estate agent for interpretation in these matters. This knowledge will also lend itself to understanding whether or not your real estate agent is honest and qualified to work with you. There are many internet resources available to educate yourself about the home buying process, whether you’re just looking in the area of Denver, Colorado, or you’re looking elsewhere for a new home.

Because real estate agents are involved in local real estate every day, they’ll have information and connections that you don’t, so it’s important to hire one for this reason. A real estate agent can find a home that’s configured to your needs immediately, and can take you to any house you’re interested in. If you’re looking for a real estate agent in Denver or any other area, find someone who is very familiar with the location you’re looking to purchase in.

It’s very beneficial to work with a real estate agent who has a deep understanding of Denver’s real estate history, as well as the current values for local properties. Their knowledge and experience should help you, the buyer, find the best possible deal. As you’re purchasing a new home, it’s crucial for real estate agents in Denver to work within your expectations and budget. The agent needs to know how to act on an offer which is profitable. This experience and knowledge will come with a good real estate agent, and can save you both money and time when shopping in Denver for a house.

If you’re confused about how to find a great real estate deal in Denver, a real estate agent is available to answer all of these questions for you. Prior to committing to any real estate agent, ask them how long they’ve been involved with the real estate in the area, as well as the industry. It’s also perfectly acceptable to ask them more pointed questions regarding their real estate experience overall. Find out how many sales they’ve recently facilitated for a better understanding of where they stand in the local market. Advantage Of a Home Buyer Warranty When Selling Your Denver Home 0

There are advantages of a home buyer warranty when marketing and selling your home. You may have heard of these for pre-owned homes, homes that are older, and obviously, homes that are not new construction. These are 1-year insurance plans that give the buyer a peace of mind.

Which brings me to the first advantage:

  • When marketing your home, if you list that you’re giving the buyer a Home Buyers Warranty with the sale of the home, then immediately, they have some peace of mind and may choose your home over others just for that reason alone.

The second advantage is:

  • During inspections, buyers are a lot more likely to be less nit-picky when asking you to make repairs, because after all, if there’s a question about the furnace or the hot water heater, it can most easily be addressed by a service or a cleaning. Then the buyer figures if anything goes wrong with it in the first year, they’ll get a whole new one replaced under the policy. It’s a lot more effective when it comes time to sell an older home or a home with some older equipment in it.

The final advantage is after closing:

  • If something goes wrong, the buyer is a lot less likely to call you or your Realtor about why you were hiding the leak in the dishwasher or the garbage disposal that only work twice since they moved in. They’re more likely to call the Home Buyers Warranty company and get a new one very inexpensively, if, at any cost, at all.

There’s a lot of advantages to these and I strongly recommend in today’s market that sellers consider these because they give you a little bit of edge versus your competition. I don’t sell them, Realtors don’t sell them, we don’t get any money for recommending them, we just think they’re a good idea a lot of the time. Why wait until the buyer asks? Why not just put it in place upfront and then it makes a negotiation go a lot more smoothly.

I’m sure your Realtor has a couple of these companies they’ll recommend, I certainly do, and would be happy to talk with you about it further in my free seller 1-hour consultation if you’re thinking about selling your home. Denver Home Buyer – How To Fire a Realtor 0

How do you fire a Realtor? This is a controversial topic and a follow up to a previous blog I’ve done about, ‘How To Hire A Realtor’. Just like any employment situation, sometimes things don’t work out. If you’re not having a great experience with your current Realtor, this is not for you. This is not intended to interfere with your current relationship with the Realtor. I’m sure you’ll be successful at finding the property that meets your needs.

This is more for people that are starting the process. Because once you’re in an agreement with an agent, there’s very limited things you can do anyway. I cannot give legal advice, you really should seek advice of an attorney if you’re in that situation where you’re unhappy with the agreement or the working relationship.

This information is for people that are:

  • considering hiring a Realtor, or
  • considering buying a home and are concerned about signing a listing agreement with that agent or otherwise known as a Buyer Agency Agreement.

Sure you should be nervous, this is a huge commitment. That’s why you have to talk about it upfront. It’s fine to sign a Buyer Agency Agreement, in fact, you’d rather have one as a buyer because then the Realtor is in your corner fighting for you every step of the way (that’s our job!). We’re not going to get paid until you buy and close something, so it’s a win-win situation. It really helps to have the advice, especially in this fast, changing market.

Talk to the agent upfront about what their terms are for terminating a contract. A lot of agents will tell you that you’re locked in for 6 months for better or for worse. I don’t believe in that. This isn’t marriage, this is just an employment agreement, just like you have at your job or with your company. Let’s have some terms upfront. I’ll put in writing that you can terminate my agreement at anytime for any reason before we get under contract.

That works both ways, that’s for both of us. Let’s face it, if we haven’t met before, or if you weren’t referred to me or I wasn’t referred to you, then we’re both taking a chance, right? So, I’ll be happy to talk to you about how to do this and to make it very safe for you a very easy process so there’s no discomfort, should, you know, something arise where you feel like you want to head in a different direction. I’m fine with it. I think we both would be. So, if you want more information, or your free 1-hour consultation, call me at 303-526-2606 or email me Sam [at] HomeSam.com.   In the meantime, if you want to check out all the new and great listings in the Denver area, visit my website www.EasyDenverHomeSearch.com
