Denver Home Search – How to Make a Winning Offer 0

Posted on June 30, 2009 by DenverHomePro

Are you frustrated by trying to find homes that are already in a multiple offer situation or, in fact, may already be under contract by the time you find them?

The first thing you need is an agent that can find the properties for you before everybody else sees them and as soon as they come on the market. And the only way to do this is to sign up for my E-mail alert service today at www.EasyDenverHomeSearch.com to get your exclusive list of all the hot properties every day.

There are a ton of REO, bank owned and HUD properties available on the market. But these things go so fast! I actually list those for a few banks as well so I know that by the time I list one of these properties, within the first day there are multiple showings and usually by the second day, there are multiple offers.

Then here’s what happens on day 3 and 4;  I start getting calls directly from buyers who are driving around without a Realtor, looking at signs, seeing ads on the internet, maybe have seen one of my videos, they’ve seen my print advertising in Homes And Land magazine. They’re calling asking to see the properties and are very discouraged. In fact sometimes they are downright upset with me that the property already has multiple offers or maybe even under contract by now.

Don’t be left out on the outside. Sign up today for your E-mail alert service and you’ll have E-mails of all the hot new listings before most Realtors even get out bed in the morning. And then you just send me an E-mail or give me a phone call, we’ll go out and see those properties with me or one of my buyer agents so that you can be the first in on these great deals.

That’s the first step in making a winning offer.

The 2nd step is knowing what the seller wants, (being the sellers favorite buyer). This includes strategies about inspections and appraisals, how much down payment, whether you want a closing cost. There’s really too much to go into on this video, but I can help you navigate and strategize to make sure that you get the winning offer in and get it in quickly before everybody else.

So, the only way to do this is sign up for my E-mail alert service today and get my exclusive list of REO and HUD properties each and every morning. And then, we’ll go out and find that right property for you.

Denver Home Search – The Benefits of Being Pre-Approved for a Mortgage 0

Posted on June 28, 2009 by DenverHomePro

This is critically important in today’s market. Because almost every seller, well really every seller wants to know that you’re qualified to purchase their home, should you make an offer to them.

The more work you do upfront and the stronger your pre-approval is, the easier it is to negotiate a lower price. So think about that. If you can get a strong pre-approval, I can help you get a lower price. It’s that simple! Plus, the fact, we’re going to give the seller a piece of mind that the property is going to close fast and smoothly without any glitches along the way with regard to your loan.

The first thing you want to do is start searching for homes, right? Well, you can do that by visiting www.EasyDenverHomeSearch.com and click on the free E-mail alert service today. It’s the only way to get your exclusive list of all the hot properties before everybody else sees them.

You can search by map, neighborhood or price range to make sure that you’re finding the best properties to suit your needs. Once you do that, you can put a little note in there or just E-mail me or call me directly and I’ll get you in touch with a lender and I can offer you at least 3 different lenders so that you can compare rates and pricing to make sure that you’re getting the best deal.

All the lenders I work with will get you a pre-approval letter before we go out shopping. In the meantime, you can be searching for homes, narrowing down the neighborhoods, doing some drive arounds and making sure that you can find the home you want for the qualifications that you need financially.

Don’t forget about the first time home buyer tax credit which is $8,000. You had better hurry because this expires November 30th 2009. It’s not too early to get pre-approved. Get out there searching for homes on www.EasyDenverHomeSearch.com, get your everyday E-mails and let’s go out and find the house that meets your needs so that we can buy it before that tax credit runs out.

And don’t forget, to make it even a little sweeter, I have my own ‘Uncle Sam stimulus’ of providing your move when you’re a 1st time buyer and use me or 1 of my buyer agents to buy that home. That’s right, I’ll pay for:

  • 2-day truck rental
  • Some gas money
  • Some food money

So that you can make your move very smooth and quick right after you close.

So, go to www.EasyDenverHomeSearch.com today, click on that free E-mail alert service and then contact me for a list of lenders to get pre-approved with so we can go out and get your great deal on that 1st home.
