Denver Home Buyer – How To Fire a Realtor 0

How do you fire a Realtor? This is a controversial topic and a follow up to a previous blog I’ve done about, ‘How To Hire A Realtor’. Just like any employment situation, sometimes things don’t work out. If you’re not having a great experience with your current Realtor, this is not for you. This is not intended to interfere with your current relationship with the Realtor. I’m sure you’ll be successful at finding the property that meets your needs.

This is more for people that are starting the process. Because once you’re in an agreement with an agent, there’s very limited things you can do anyway. I cannot give legal advice, you really should seek advice of an attorney if you’re in that situation where you’re unhappy with the agreement or the working relationship.

This information is for people that are:

  • considering hiring a Realtor, or
  • considering buying a home and are concerned about signing a listing agreement with that agent or otherwise known as a Buyer Agency Agreement.

Sure you should be nervous, this is a huge commitment. That’s why you have to talk about it upfront. It’s fine to sign a Buyer Agency Agreement, in fact, you’d rather have one as a buyer because then the Realtor is in your corner fighting for you every step of the way (that’s our job!). We’re not going to get paid until you buy and close something, so it’s a win-win situation. It really helps to have the advice, especially in this fast, changing market.

Talk to the agent upfront about what their terms are for terminating a contract. A lot of agents will tell you that you’re locked in for 6 months for better or for worse. I don’t believe in that. This isn’t marriage, this is just an employment agreement, just like you have at your job or with your company. Let’s have some terms upfront. I’ll put in writing that you can terminate my agreement at anytime for any reason before we get under contract.

That works both ways, that’s for both of us. Let’s face it, if we haven’t met before, or if you weren’t referred to me or I wasn’t referred to you, then we’re both taking a chance, right? So, I’ll be happy to talk to you about how to do this and to make it very safe for you a very easy process so there’s no discomfort, should, you know, something arise where you feel like you want to head in a different direction. I have to say upfront that this is not intended to solicit your listing if you’re currently listed with another agent. I’m sure they’re doing a fine job for you. This is intended for those people who have tried to sell their home before and just weren’t successful at getting acceptable offers or getting it under contract or perhaps it was under contract and you just weren’t able to get it all the way to closing.

Which, by the way, is a common problem in today’s market with as difficult as it is for buyers to get financing. Even a pre-approved buyer may not get approved through underwriting, plus, all the problems with appraisals and in lending practices in general.

What I want to share with you about today is, ‘How to get your home sold fast and for more money even if the listing expired and you weren’t able to sell it the first time’.

  • A lot of times you just need a face lift.
  • You just need a few small changes
  • An adjustment on the price
  • More aggressive marketing than you had before

(So, be sure when you’re interviewing an agent to take on the job of trying to sell it for the second time, that you know you really are truly getting something different.)

Not only are you getting a more aggressive marketing plan:

  • with more activity
  • more advertising medium
  • better service.

You also want to make sure that your home is positioned correctly versus what’s happening in the neighborhood and in the market at large. These are all things that I can help you with. I sell a lot of homes that didn’t sell the first time we tried and would be happy to talk with you.

I’m bound to get calls or emails from other Real Estate Agents on this topic because I’m going to discuss some secrets in our industry that most agents don’t want you to know about. This is in no way intended to solicit your listing if you’re currently listed with another Real Estate Agent. I’m sure they’re doing a fine job for you. This is more intended for the people that are considering selling a home or are in the process of interviewing an agent.

Here’s a couple of insights that you may not be aware of, the first one is:

  • By law, commissions are negotiable. That’s right! So, don’t feel shy or awkward asking your agent if you’re getting the best deal or exactly what you get for the commission that they charge.

Another important insight, is that, ask the question to yourself:

  • Are all Realtors the same?  Are you getting the same level of service and the same marketing plan for the same commissions? In fact, you’re not. Most of us have very different marketing and sales plans. Then there’s agents like myself who have a team of people that are working on your behalf. So, make sure that if you’re paying a high level commission, that you’re getting a higher level marketing and service plan for that money that you’re spending when the home sells.

That’s another point:

  • I don’t get paid anything! We don’t get paid anything until the home sells. So, of course we want a win-win situation. And we want to take listings that are bound to sell. Is your agent willing to invest money up front? Does your agent spend money on, or how much money do they spend on marketing your property just to get it out there and attract buyers and other agents to get your property shown and sold.
