I know,
you’re trying to save some money,
you’re trying to avoid paying a listing commission, and
you may have some experience of either buying a home directly from a seller before, or selling other homes directly to buyers.
It is possible. There’s a lot of great tools out there such as, Craigslist.com, and other websites that the public can list their home on and try and get it sold directly to a buyer. Or if you’re paying a co-op to a buyer’s agent, then hopefully you’ll get buyer’s agents to bring people through your home.
A couple of tips for you if you are a ‘For Sale By Owner’:
Make sure that you have a great sign out in your front yard because here’s what happens. When I’m out showing buyers homes that are listed in the MLS, inevitably, we drive by a house that says ‘For Sale By Owner’. They want to come in and take a look at it and they weren’t able to find it when they were searching on the MLS or getting listings from me. I’ll come knock on your door, I’ll take them in to see it. I’d be happy to help you sell your home that way. So, make sure you have a great sign out in front.
Make sure that you’re doing some kind of advertising. The internet and www.Craigslist.com are wonderful but it’s just not enough in today’s market with a ton of websites out there.
Then there’s print advertising. You might want to think about running an ad if you’re going to have an open house, for example.

Here’s a couple of insights that you may not be aware of, the first one is:
By law, commissions are negotiable. That’s right! So, don’t feel shy or awkward asking your agent if you’re getting the best deal or exactly what you get for the commission that they charge.
Another important insight, is that, ask the question to yourself:
Are all Realtors the same? Are you getting the same level of service and the same marketing plan for the same commissions? In fact, you’re not. Most of us have very different marketing and sales plans. Then there’s agents like myself who have a team of people that are working on your behalf. So, make sure that if you’re paying a high level commission, that you’re getting a higher level marketing and service plan for that money that you’re spending when the home sells.
That’s another point:
I don’t get paid anything! We don’t get paid anything until the home sells. So, of course we want a win-win situation. And we want to take listings that are bound to sell. Is your agent willing to invest money up front? Does your agent spend money on, or how much money do they spend on marketing your property just to get it out there and attract buyers and other agents to get your property shown and sold.

In Lakewood, Colorado one of the western suburbs of Denver there is a place called Fox Hollow.
Fox Hollow has a golf course. It’s a great public golf course just on the west side, you can see the foothills in from the golf course – terrific views! This neighborhood is about, I’m going to say, 20 to 25 minutes from Downtown Denver. The homes are all in the $500,000 – $700,000 range with beautiful three car garages.
Some of the homes back up to the golf course, to the Fox Hollow golf course. They are just gorgeous, stucco and stone-type homes. They are a little less expensive away from the golf course, as usual. There are not a lot for sale in this area.
If this is a part of town you’re interested in again, it’s called Fox Hollow. Again, covering the $500,000 – $700,000 probably some a little higher than $700,000 but these are just great homes with walk out basements.
Some of the homes actually back up to the Bear Creek bike trail. I just took a ride on that. I just went 32 miles without crossing a street! It’s really a great place to live for family, for executives, for just any kind of lifestyle. You get a great home and golfing and all kinds of great recreation nearby.
