Park Hill is a wonderful neighborhood with lots of variations, new homes and especially older homes. Just a great place close to the city for all the close in amenities as well as the neighborhood feel.

Park Hill runs from Colorado Boulevard on its West side, all the way over to Quebec on the East side. It goes from the South about 8th or 10th Avenue all the way up to Martin Luther King Boulevard. This area features homes from over $1,000,000 all the way into the low $200,000’s to even the high $100,000’s. It’s a huge area and really too much to tell you everything. I want to get across to you is that it’s a wonderful area with lots of activity and easy access to the city and the freeways.

Whether you want a home that’s been:

  • redeveloped

or you want:

  • the classic old bungalow
  • tudor
  • ranch-style brick home

This neighborhood’s for You!

It’s usually in the, ‘Top 10 Places To Live In All Of Denver’ every year when the news on that comes out. It has a lot going for it and I’d love to help you learn more about it, no matter what price range or what particular area you would like to be in, within Park Hill.

What I can tell you is that the average sales price is in the mid $300,000’s. Parts of it have a very low foreclosure rate but North Park Hill has a higher foreclosure rate which makes it a great area for investors or first time buyers.  Also, it has held its value pretty well in the Southern part of Park Hill where prices are only down about 8-10%. In the North part of Park Hill, prices are down as much as 30%. You can see it’s an eclectic neighborhood with lots of variations and pretty much anything that you might be interested in if this is the part of town that you’d like to be in.

I’d like to tell you about an area just to the East side of downtown Denver and it’s called, the East Highlands. I’ve mentioned the Highlands in a previous entry, but this is the East Highlands and it’s bordered by Federal Boulevard on the West side over to I-25 in the Platte River on the East side. It goes North to 38th Avenue and South to Speer Boulevard. This is a hot new area with a lot of rebuilding going on. There’s a lot of great close in,  downtown restaurants and a lot to do. You can literally just walk or ride your bike right across the bridge over to downtown Denver. Now, this area, because of all the building in it, there’s a lot of newer property, especially:

  • condos
  • lofts
  • townhomes

But there’s still that classic, old brick ranch/bungalow style home. Because of all the development, it does have a little higher foreclosure rate, therefore it’s a little more affordable as the average sales price is under $300,000 and coming in about $277,000 over the past 18 months. There’s a 17% foreclosure rate here too, so it is possible to pick up a good foreclosure deal over here. The total market is down about 19% in the past 18 months, and that’s the average sales price. There’s a lot of opportunity here! There’s more property for sale, and it’s a closer to downtown locations. There is an area just to the West side of Denver, and it’s called, the Highlands.  This is a very popular area, a lot to do, a lot happening and values are holding very nicely in this area with a very low foreclosure rate. This area is bordered by Federal Boulevard on the East side over to Sheridan Boulevard on the West side, from the South at 26th Avenue all the way up to about 38th Avenue on the North.

This area boasts an average sales price of about $365,000 and a foreclosure rate of only 10%. This is very low considering the high foreclosures we’ve had in the past 2 years in the Denver Metro area. Also, this area has only declined between 4% and 8% depending on which kind of property you’re considering:

  • Condos
  • Townhomes

Versus:

  • Single-family homes. The single-family homes are holding up very nicely – prices are actually flat over the past 12 to 18 months.

This is a wonderful area with lots to do. The center of the neighborhood is 32nd and Lowe and at 32nd and Lowe, there are lots of

  • restaurants
  • bars
  • shopping
  • and just a great place where you can be pedestrian, walk to from almost any part of the Highlands area.
