Did you realize that the average sales prices is down to just $232,000? Just one short year ago, this number was over $250,000. Interest rates also continue to be between 4 1/2% and 5% for most loans. So truely there has never been a better time to buy a home here.

So now that you’re thinking about buying let’s talk about representation and advocacy. It’s important that you understand what a Realtor does for you on your behalf when you’re searching for, buying and trying to get a property closed.

Let me explain a couple of the key points.

  1. You need somebody who can help you find the best properties.
  2. You need somebody who can help you determine what the best price to offer and negotiate.
  3. You need somebody who undestands the contract and the terms necessary to get your property closed and will, importantly, protect you along the way.

That’s what advocacy is all about.

I have countless stories as a listing agent of buyer’s agents that just don’t do their job. I hate to say it. It’s my own industry and these are my peers. I can’t tell you how many times I’ve had Realtors try to cancel a contract for their buyers that was way too late or after critical deadlines and dates had passed putting the buyer at risk and losing their earnest money.

How to Stage Your Home for Success 0

In today’s market with all of the inventory and competition your home has to shine once we get the buyers inside to take a look at it. Of course you have to have the home priced right and professionally marketed too. But it’s critically important that once we get the buyers inside to look at it that it really shines and makes them want to make an offer.

I often have sellers call me and ask me to come over to look at their home to tell them what they should do to get it ready to put on the market. I’m happy to do that for you as well.

1). If it needs repair go ahead and fix it.

We all get used to those little things in our homes that we know how to work.  Buyers don’t like that.  Go ahead and get them fixed.

2). Check all the walls, doors and ceilings for peeling paint.

Go ahead and get that paint matched up and touch it up. It’s well worth the effort.

3).  Large repairs.

In today’s market with disclosures and buyers being worried about the home they’re buying, it’s much better to go ahead and fix the big stuff that you know needs to be fixed.

If you have a 30 year old furnace go ahead and get it replaced. If you know the roof isn’t going to pass an inspection go ahead and get it replaced.

Reason being, is that you’ll save money by doing it on your own terms before you put the home on the market. If a buyer finds it in an inspection and they ask you to do it, it’s going to be on their terms and I guarantee it’s going to cost you more money to go through that process

4). Every area of your home needs to sparkle and shine.

Go ahead and hire a professional cleaner or spend the time yourself to clean it like the Health Department was on their way over.

5). Clean all of the windows inside and out.

It’s very important that your windows sparkle, and It really helps the buyers see the light. Pardon the pun.

6). Clean all of the wall to wall carpeting.

Any carpeting that won’t come clean, I do recommend that you have it replaced. Remember you’re selling the home. You’re not going to live there so you don’t have to spend a ton of money on it. Just go ahead and get it replaced with something clean.

7). Clean and polish all of the woodwork.

Do you have a lot a wood trim and lot of wood banisters and railings in your home? if you do go ahead and polish it up. There are a lot of good products on the market that will make it look and smell a lot better.

8). clean and polish all of your light fixtures.

I don’t know about you but it’s not something I do all the time. So take a look at those light fixtures. Get them dusted and cleaned up. A little Windex never hurt.

9). Be cautious about selecting colors when painting.

If you have a lot of colorful rooms in your home, I do recommend that you can go ahead and paint them neutral before showing.

10). Forget about your personal tastes.

Just like the paint you want to appeal to most buyers. If you have any doubt whatsoever go to a model home and a new home development and see the colors they use. They’re all very neutral and it’s easy for buyers to picture their own stuff in.

You should also de-clutter when it comes to forgetting about your personal tastes. De-clutter all of the personal pictures and knickknacks around the house.
