Denver Home Buyer – How To Fire a Realtor 0

How do you fire a Realtor? This is a controversial topic and a follow up to a previous blog I’ve done about, ‘How To Hire A Realtor’. Just like any employment situation, sometimes things don’t work out. If you’re not having a great experience with your current Realtor, this is not for you. This is not intended to interfere with your current relationship with the Realtor. I’m sure you’ll be successful at finding the property that meets your needs.

This is more for people that are starting the process. Because once you’re in an agreement with an agent, there’s very limited things you can do anyway. I cannot give legal advice, you really should seek advice of an attorney if you’re in that situation where you’re unhappy with the agreement or the working relationship.

This information is for people that are:

  • considering hiring a Realtor, or
  • considering buying a home and are concerned about signing a listing agreement with that agent or otherwise known as a Buyer Agency Agreement.

Sure you should be nervous, this is a huge commitment. That’s why you have to talk about it upfront. It’s fine to sign a Buyer Agency Agreement, in fact, you’d rather have one as a buyer because then the Realtor is in your corner fighting for you every step of the way (that’s our job!). We’re not going to get paid until you buy and close something, so it’s a win-win situation. It really helps to have the advice, especially in this fast, changing market.

Talk to the agent upfront about what their terms are for terminating a contract. A lot of agents will tell you that you’re locked in for 6 months for better or for worse. I don’t believe in that. This isn’t marriage, this is just an employment agreement, just like you have at your job or with your company. Let’s have some terms upfront. I’ll put in writing that you can terminate my agreement at anytime for any reason before we get under contract.

That works both ways, that’s for both of us. Let’s face it, if we haven’t met before, or if you weren’t referred to me or I wasn’t referred to you, then we’re both taking a chance, right? So, I’ll be happy to talk to you about how to do this and to make it very safe for you a very easy process so there’s no discomfort, should, you know, something arise where you feel like you want to head in a different direction. This is not intended to solicit your listing if you’re listed with a realtor as a ‘For Sale By Owner’. But we both know that a real ‘For Sale By Owner’ doesn’t have a Realtor and that’s who this message is intended for.

For you ‘For Sale By Owners’ out there, I truly, with all my heart, wish you the best of luck.
I know,

  • you’re trying to save some money,
  • you’re trying to avoid paying a listing commission, and
  • you may have some experience of either buying a home directly from a seller before, or selling other homes directly to buyers.

It is possible. There’s a lot of great tools out there such as, Craigslist.com, and other websites that the public can list their home on and try and get it sold directly to a buyer. Or if you’re paying a co-op to a buyer’s agent, then hopefully you’ll get buyer’s agents to bring people through your home.

A couple of tips for you if you are a ‘For Sale By Owner’:

  • Make sure that you have a great sign out in your front yard because here’s what happens. When I’m out showing buyers homes that are listed in the MLS, inevitably, we drive by a house that says ‘For Sale By Owner’. They want to come in and take a look at it and they weren’t able to find it when they were searching on the MLS or getting listings from me. I’ll come knock on your door, I’ll take them in to see it. I’d be happy to help you sell your home that way. So, make sure you have a great sign out in front.
  • Make sure that you’re doing some kind of advertising. The internet and www.Craigslist.com are wonderful but it’s just not enough in today’s market with a ton of websites out there.
  • Then there’s print advertising. You might want to think about running an ad if you’re going to have an open house, for example.

I’m bound to get calls or emails from other Real Estate Agents on this topic because I’m going to discuss some secrets in our industry that most agents don’t want you to know about. This is in no way intended to solicit your listing if you’re currently listed with another Real Estate Agent. I’m sure they’re doing a fine job for you. This is more intended for the people that are considering selling a home or are in the process of interviewing an agent.

Here’s a couple of insights that you may not be aware of, the first one is:

  • By law, commissions are negotiable. That’s right! So, don’t feel shy or awkward asking your agent if you’re getting the best deal or exactly what you get for the commission that they charge.

Another important insight, is that, ask the question to yourself:

  • Are all Realtors the same?  Are you getting the same level of service and the same marketing plan for the same commissions? In fact, you’re not. Most of us have very different marketing and sales plans. Then there’s agents like myself who have a team of people that are working on your behalf. So, make sure that if you’re paying a high level commission, that you’re getting a higher level marketing and service plan for that money that you’re spending when the home sells.

That’s another point:

  • I don’t get paid anything! We don’t get paid anything until the home sells. So, of course we want a win-win situation. And we want to take listings that are bound to sell. Is your agent willing to invest money up front? Does your agent spend money on, or how much money do they spend on marketing your property just to get it out there and attract buyers and other agents to get your property shown and sold.
