Our largest southern suburb in the Denver Metro is an area called Highlands Ranch. Highlands Ranch is bordered by Santa Fe Boulevard on the west over to I-25 on the east and along the northern edge of Highlands Ranch is C-470 freeway. This is a huge area and it’s actually made up of about 16 distinct, different neighborhoods.

The general area is so popular because first, it’s huge! That’s a large area that I outlined and there’s homes in there priced from the $200,000’s all the way up to over $1,000,000. There’s even condos you can buy in there for under $200,000. The area is made up of a very user friendly layout of:

• recreation areas

• shopping areas

• easy access to all the major freeways

• a great family community that is very desirable and has a lot to offer!

Prices have held up okay in parts of Highlands Ranch and other parts of Highlands Ranch you can find some terrific deals right now. If you’re looking for a home in this area you can use www.EasyDenverHomeSearch.com. You can search by the map feature and just outline the area that I described, or just put in Highlands Ranch in the area search or subdivision/neighborhood search and you’ll find all the properties that are listed in your price range. Another thing you can do in Highlands Ranch is use the school search feature because they are famous for the good school system they have in the area.

Out in the western suburbs of Denver is a town called Wheat Ridge. Wheat Ridge is located west of Denver and is bordered by Kipling on the West to about Sheridan on the East side. It goes from about 32nd Avenue on the south to I-70 on the north side. This is a great little community with a lot to offer:

• a nice little old town, downtown area right at 32nd and Wadsworth it goes over to Sheridan

• lots of little shops

• restaurants

• a point of interest is the best bike shop in Denver, which is ‘Wheatridge Cyclery’

If you’re interested in looking in Wheat Ridge, in any of these surrounding areas, you can visit www.EasyDenverHomeSearch.com Search by map, using the streets I mentioned or just put in the city of ‘Wheat Ridge’ in your search criteria. Either way, there’s plenty of homes to choose from.

Wheat Ridge has an average sales price of about $249,000 and it’s only down about 10% over the past 15 months. The foreclosure rate is high in some parts, as high as 47-48% but in the heart of Wheat Ridge, it’s actually very low. There’s good deals to be had, regardless of the part of town, and it’s certainly an area worth checking out.
