One of our southwestern suburbs called Ken Caryl is a great neighborhood that features a wide range of homes and has an average sales price of $315,000 over the past 15 months. Foreclosures are fairly low, at about 23% of total sales. Importantly, prices have only declined about 5%. The location of this neighborhood is in the southwest part of the Metro area and is bordered by C-470, the freeway, on the west and southern edge. It goes east over to Kipling and is bordered on the north by Ken Caryl Boulevard and to the south by Chatfield.

This is a wonderful family neighborhood that has:

  • various activities
  • club houses
  • open spaces
  • parks
  • lots of recreation

It’s just minutes from Chatfield State Park, which is a big public recreation area with:

  • boating
  • fishing
  • hiking
  • cycling
  • a dog park
  • pretty much everything you need

This is a wonderful area with easy access into Downtown Denver, and easy access up to the mountains as well!

Lakewood, Colorado has at least 20 distinct individual neighborhoods to choose from. Lakewood is located on the western side of Denver, it borders Denver and it goes all the way out to the Foothills and borders Golden on the western side. It has so many different neighborhoods and so many different price ranges that it’s really a great area to choose from no matter what your price range or style of home might be.

Another area in the luxury home market is Greenwood Village, specifically, the Preserve of Greenwood Village. This is a very prestigious high-end home, luxury home market. It boasts an average sales price over the past 15 months of about $1.5 million. It’s just slightly under that.

The good news is this area has not been affected by a lot of foreclosures. Only 5% of the sales over this time period have been foreclosure sales. The good news for buyers is that this area is down about 20% in the past year. So prices have adjusted accordingly to the market, however, there are still wonderful homes in great condition with very little foreclosure for the high-end luxury home buyer to walk into in this market and get a great deal, relatively speaking.
