I have a lot of questions from my clients and people thinking about buying a home. About what to do before they actually go out and start shopping for a property. And as a result of that, I’ve compiled this free report called, ‘The 6 Things That You Must Know Before You Buy’.

With all the changes in the mortgage industry in all the new regulations, step #1, and the most important thing for you to do is,

1) Get pre-approved for a mortgage before you go out looking for a home.

It’s very easy to do. You can do it through:
A Mortgage Broker
A Mortgage Banker,
orYour Local Lending Institution

This will give you peace of mind that the home you’re looking for is the one that you can actually buy. It’s also important because in today’s market, sellers demand a pre-approval letter from buyers upon submitting an offer to purchase their home.

You want to make sure you get that done quickly. And I can assist you with how to get that done or who to talk to.

Secondly, and I think this is extremely important, (this is the way I work with my buyers). This is not about how much home you can qualify for, but what’s important is,

2) What monthly payment are you comfortable with?

Because you also want to have money available to do other things like make your home really nice and furnish it and to still enjoy the rest of your life. So, the way I recommend approaching it is to find out from your mortgage institution exactly what payments you can afford. And then we’ll figure out what price range home we can buy from there.

Why Hire A Buyer Agent and what is Buyer Agency? Well, the main reason to hire a buyer agent is because you need somebody to represent you, fight for you, negotiate on your behalf and someone who understands all the pitfalls and dangers of purchasing a property in this market.

Risking Your Earnest Money

You are at risk of losing your earnest money if you don’t completely understand:

  • The contract.
  • The details of the different clauses.
  • Your rights as buyer to purchase a house.
  • To importantly exit a contract if you’re not happy with the property somewhere during the process.

I know with the internet and all the websites that are out there, it’s easy to search for homes. There is plenty of access to the entire MLS and you can search to your heart’s content for free, usually without even registering or having to give out your name or information.

And that’s great! But, how do you know if:

  • Those properties are new
  • They’re not already under contract
  • There’s not multiple offers on those properties
  • Importantly, how do you know the listing price is actually a good price.

That’s another reason a buyer agent can be very beneficial to you because we understand values, pricing and all the pitfalls of listings and how to sort through them to find you the best deals.

Once you do find a listing, are you frustrated by calling the listing agent, only to find out the property is already under contract, maybe even sold? And then they try and switch you over to another property that’s either “Coming Soon!” or available through another agent in the neighborhood just adding more time and cost to your process.
