One of the high-end prestigious neighborhoods, close in to the city is called Hilltop. Hilltop is located just to the east of Cherry Creek. It’s bordered on the west side by Colorado Boulevard and it goes all the way east to Monaco. On the south you’ll find Alameda and on the north, 6th Avenue. Let me tell you more about the area. This is one of the more high-end prestigious neighborhoods that was affected tremendously by developers and builders that were going in and buying old homes, scraping them, and rebuilding brand new mansions. The lots are typically bigger and the average sale price is about $750,000.

The interesting thing and the good news for you is that there are great deals in here because prices are down about 22% since this time last year. What’s driving that is an abundance of inventory. In my opinion, there’s a glut in this market and there’s a lot of high-end builder product that are just sitting there that haven’t sold since they completed it in 2008, or even 2007, in some cases. There are:

  • foreclosure properties happening
  • short sales available
  • good deals because there’s so much inventory
  • great opportunity for buyers to find sellers that are motivated

Foreclosures are still pretty low in this area about 18%-20% right now. I do predict that this higher-end market and the builder product will be affected more coming up here shortly in the near future. Another area in the luxury home market is Greenwood Village, specifically, the Preserve of Greenwood Village. This is a very prestigious high-end home, luxury home market. It boasts an average sales price over the past 15 months of about $1.5 million. It’s just slightly under that.

The good news is this area has not been affected by a lot of foreclosures. Only 5% of the sales over this time period have been foreclosure sales. The good news for buyers is that this area is down about 20% in the past year. So prices have adjusted accordingly to the market, however, there are still wonderful homes in great condition with very little foreclosure for the high-end luxury home buyer to walk into in this market and get a great deal, relatively speaking.

Our largest southern suburb in the Denver Metro is an area called Highlands Ranch. Highlands Ranch is bordered by Santa Fe Boulevard on the west over to I-25 on the east and along the northern edge of Highlands Ranch is C-470 freeway. This is a huge area and it’s actually made up of about 16 distinct, different neighborhoods.

  • easy access to all the major freeways
  • a great family community that is very desirable and has a lot to offer!
