In previous videos, I’ve discussed ‘What a HUD property is’, ‘What a great deal these are for buyers’ and ‘How to search for and find one’.

Now that you’ve found your HUD property how do you go about making the purchase?

You need an agent, like myself, who’s authorized by HUD, to help you purchase one of these properties.

Once we’ve identified the property that you’d like, I simply access the HUD, special website to make an offer or a bid on one of these properties. This is a competitive process so you’ll need an agent that can give you proper guidance and coaching on how to position your offer.

Typically, these days, there are multiple offers on HUD properties. So, you have to be sharp and skilled in what works best for HUD in order for you to get the property. No matter what, you’re going to get a great deal on these properties because they’re priced so far below the market. And with a little bit of sweat equity on your part, they’ll have instant equity and significant future value.

Once I get in the website and we discuss what terms you’d like to include in your offer. I’ll make some strategic moves within the offer to make sure that we’re offering HUD, the seller, the best deal possible for them, but a win-win situation on your behalf. Just to make sure that you secure the property you want.

So, this involves several things.

- Of course price is a concern.

- What kind of money would you like to get for repairs and maybe even some closing cost.

These are both possible inside of a HUD offer. The great thing about HUD is it’s only a one page offer. It’s not like the Colorado contract of  12 full pages, it’s a one page offer with a one page addendum. We get it turned in, and then we just wait for their response.
