Best Places to Live in Denver – City Park 0

City Park, in Denver, is an area that is surrounded by York Street on the West side over to Colorado Boulevard on the East side. It goes from the South at Colfax all the way North to about 26th Avenue. This is a great area. There’s a huge park right in the middle of it called City Park.

City Park features:

  • concerts in the summer
  • a great public golf course
  • a restaurant right there as well

There’s easy access from Colorado Boulevard and York Street and Colfax to get downtown or to the freeways. This is a terrific area with only an 8% foreclosure rate. It has home prices averaging about $343,000. It also has only dropped in price about 8% since the last 12 to 18 months. This neighborhood is actually holding up pretty well, considering what’s happening in the rest of the area.

Homes here are:

  • the bungalow style
  • tudors style
  • old brick ranches
  • some redevelopment (like a huge high-rise condo complex right on the South side of City Park.)

If you’ve been thinking about selling your home this year, now is the time to get your home listed!

I just ran the search this morning in the MLS and found that there’s only 18,000 homes for sale in the Denver Metro area. This is detached single family property. The importance of this number is that this is an 8-year low of inventory. At this time last year, there were 28,000 homes for sale. So, this is a significant difference!

Now here’s the urgency. There’s a lot of news, there’s a lot of insight inside the industry that says we’re about to see another wave of foreclosure properties hit the market! There’s been a foreclosure moratorium that you may have heard about that’s kept lenders from putting a lot of properties on the market.

They’re supposed to start entering these properties back on the market here any day now. And they’re not supposed to flood the market, but you just never know what’s going to happen because there’s so many lenders that have foreclosed properties in their portfolios.

So, don’t wait! Now is the time!

Another fact about the Denver Metro area is that June and July are the 2 highest volume sales months of the year. So now is the time to get your property on the market. Prices are also stabilizing. In a few days here in Today in Denver Real Estate, I’ll share with you the year to date numbers through May. This should be out in a few days now.
