One of our southwestern suburbs called Ken Caryl is a great neighborhood that features a wide range of homes and has an average sales price of $315,000 over the past 15 months. Foreclosures are fairly low, at about 23% of total sales. Importantly, prices have only declined about 5%. The location of this neighborhood is in the southwest part of the Metro area and is bordered by C-470, the freeway, on the west and southern edge. It goes east over to Kipling and is bordered on the north by Ken Caryl Boulevard and to the south by Chatfield.

This is a wonderful family neighborhood that has:

  • various activities
  • club houses
  • open spaces
  • parks
  • lots of recreation

It’s just minutes from Chatfield State Park, which is a big public recreation area with:

  • boating
  • fishing
  • hiking
  • cycling
  • a dog park
  • pretty much everything you need

This is a wonderful area with easy access into Downtown Denver, and easy access up to the mountains as well!

If this is an area that you’re interested in, if it sounds like there might be a home here that fits your needs, use www.EasyDenverHomeSearch.com to search for homes using the map area I outlined or simply put in the neighborhood of ‘Ken Caryl.’ It’s mostly, again, the Southwest area the Denver Metro. Lakewood, Colorado has at least 20 distinct individual neighborhoods to choose from. Lakewood is located on the western side of Denver, it borders Denver and it goes all the way out to the Foothills and borders Golden on the western side. It has so many different neighborhoods and so many different price ranges that it’s really a great area to choose from no matter what your price range or style of home might be.

If you have specific questions about any particular neighborhood within Lakewood, I can provide you with the ‘Fact Finder Report’ or more information about the area in general. I work in the area and my office is in the area. I’ve helped a lot of people buy and sell homes in Lakewood over the years.

This is an area that can offer you everything from:

  • easy access up to the mountains
  • very easy access into downtown Denver.

Plus, throughout Lakewood, there’s:

  • tons of shopping
  • lots of other conveniences
  • restaurants
  • everything you really need for you and your family.

Importantly, there’s a new light rail system that’s going in that will connect Lakewood to downtown Denver and many other parts of the city through the rest of the light rail system. They’re actually building it as we speak and it’ll head all the way out to the Government Center, the Jefferson County Government Center that’s located in Golden.

It’s really a great location! Lots to choose from and if you’re looking for a home or this area sounds like it’s worth looking for a home in, just use www.EasyDenverHomeSearch.com. It is a great way to look for property anywhere in Lakewood. You can search by city, or use the map search to isolate specific parts of Lakewood. As always, if you have any questions or want more information about Lakewood
just give me a call directly at 303-526-2606 or you can drop me an email Sam [at] SamWilsonGroup.com. I’d be happy to tell you more about Lakewood and get you all the information you need.

Best Places to Live in Denver-Hilltop 0

One of the high-end prestigious neighborhoods, close in to the city is called Hilltop. Hilltop is located just to the east of Cherry Creek. It’s bordered on the west side by Colorado Boulevard and it goes all the way east to Monaco. On the south you’ll find Alameda and on the north, 6th Avenue. If this is an area that’s interesting to you, then you can look for homes and see what’s available on www.EasyDenverHomeSearch.com.

Let me tell you more about the area. This is one of the more high-end prestigious neighborhoods that was affected tremendously by developers and builders that were going in and buying old homes, scraping them, and rebuilding brand new mansions. The lots are typically bigger and the average sale price is about $750,000.

The interesting thing and the good news for you is that there are great deals in here because prices are down about 22% since this time last year. What’s driving that is an abundance of inventory. In my opinion, there’s a glut in this market and there’s a lot of high-end builder product that are just sitting there that haven’t sold since they completed it in 2008, or even 2007, in some cases. There are:

  • foreclosure properties happening
  • short sales available
  • good deals because there’s so much inventory
  • great opportunity for buyers to find sellers that are motivated

Foreclosures are still pretty low in this area about 18%-20% right now. I do predict that this higher-end market and the builder product will be affected more coming up here shortly in the near future. In the meantime, if this is an area that’s interesting or if this is the kind of deal that’s interesting to you, then I’d love an opportunity to tell you more about the area, help you search for a home there.

Just visit www.EasyDenverHomeSearch.com.  You can search for homes by the area I outlined or just put in ‘Hilltop’ in the area search or neighborhood area. Then, as always, if you’d like to get more information just call me directly at 303-526-2606 or drop me an email  Sam [at] SamWilsonGroup.com There are great deals over here especially if you’re in this higher-end market and I’d love to get you some more information if you’re interested.
