This is not intended to solicit your listing if you’re listed with a realtor as a ‘For Sale By Owner’. But we both know that a real ‘For Sale By Owner’ doesn’t have a Realtor and that’s who this message is intended for.

If that’s your situation please carefully read the following information and feel free to call me directly to order some information about how to sell your home faster and for more money. Even if you decide to keep trying it on your own, I’m happy to provide you this information as I know someday you may require some assistance and I’d like a chance to interview for the job.

You can call me directly:  303-526-2606
You can email me: Sam [at] SamWilsonGroup.com
Or, just visit my website:  www.SamWilsonGroup.com

For you ‘For Sale By Owners’ out there, I truly, with all my heart, wish you the best of luck.
I know,

  • you’re trying to save some money,
  • you’re trying to avoid paying a listing commission, and
  • you may have some experience of either buying a home directly from a seller before, or selling other homes directly to buyers.

It is possible. There’s a lot of great tools out there such as, Craigslist.com, and other websites that the public can list their home on and try and get it sold directly to a buyer. Or if you’re paying a co-op to a buyer’s agent, then hopefully you’ll get buyer’s agents to bring people through your home.

A couple of tips for you if you are a ‘For Sale By Owner’:

  • Make sure that you have a great sign out in your front yard because here’s what happens. When I’m out showing buyers homes that are listed in the MLS, inevitably, we drive by a house that says ‘For Sale By Owner’. They want to come in and take a look at it and they weren’t able to find it when they were searching on the MLS or getting listings from me. I’ll come knock on your door, I’ll take them in to see it. I’d be happy to help you sell your home that way. So, make sure you have a great sign out in front.
  • Make sure that you’re doing some kind of advertising. The internet and www.Craigslist.com are wonderful but it’s just not enough in today’s market with a ton of websites out there.
  • Then there’s print advertising. You might want to think about running an ad if you’re going to have an open house, for example.

There’s lots of other tips I can provide you and I’m happy to consult with you. In fact, for ‘For Sale By Owner’s, I’ll provide you with a free 1-hour consultation (no strings attached). I’ll just do it because I’m interested in helping the market. By you selling your home, it does help our market. So, please let me know if I can assist in that regard and I’ll be happy to stop by and meet with you.

In the meantime, if you need any other helpful materials or information, just contact me directly,  303-526-2606 or Sam [at] SamWilsonGroup.com and just put ‘FSBO’ in the subject line (I’ll know what to do).

I have to say upfront that this is not intended to solicit your listing if you’re currently listed with another agent. I’m sure they’re doing a fine job for you. This is intended for those people who have tried to sell their home before and just weren’t successful at getting acceptable offers or getting it under contract or perhaps it was under contract and you just weren’t able to get it all the way to closing.

Which, by the way, is a common problem in today’s market with as difficult as it is for buyers to get financing. Even a pre-approved buyer may not get approved through underwriting, plus, all the problems with appraisals and in lending practices in general.

What I want to share with you about today is, ‘How to get your home sold fast and for more money even if the listing expired and you weren’t able to sell it the first time’.

  • A lot of times you just need a face lift.
  • You just need a few small changes
  • An adjustment on the price
  • More aggressive marketing than you had before

(So, be sure when you’re interviewing an agent to take on the job of trying to sell it for the second time, that you know you really are truly getting something different.)

Not only are you getting a more aggressive marketing plan:

  • with more activity
  • more advertising medium
  • better service.

You also want to make sure that your home is positioned correctly versus what’s happening in the neighborhood and in the market at large. These are all things that I can help you with. I sell a lot of homes that didn’t sell the first time we tried and would be happy to talk with you.

At no charge, I give you:

  • a free 1-hour consultation,
  • a review what actually happened the first time. I’ll diagnose what the problems were, and I’ll give you my recommendations for a better, easier and faster solution.

If this is something you’re interested in, I’d be happy to talk with you anytime, you can just call me directly at:  303-526-2606 or email me:  Sam [at] SamWilsonGroup.com or visit my website:  www.SamWilsonGroup.com
(For lots of helpful information about how to get your home prepared and sold faster for more money with less hassle.)

I’m bound to get calls or emails from other Real Estate Agents on this topic because I’m going to discuss some secrets in our industry that most agents don’t want you to know about. This is in no way intended to solicit your listing if you’re currently listed with another Real Estate Agent. I’m sure they’re doing a fine job for you. This is more intended for the people that are considering selling a home or are in the process of interviewing an agent.

I’m happy to share with you:

  • All the tips on negotiating a commission
  • How Realtors get paid
  • How they set their commissions
  • What you should pay based on the level of service that you get.

For more information and details, you could call me directly at: 303-526-2606 or, send me an email:  Sam [at] SamWilsonGroup.com
(Just put ‘Commission Schedule’ in the subject line.)
As always you can visit my website:  www.SamWilsonGroup.com

Here’s a couple of insights that you may not be aware of, the first one is:

  • By law, commissions are negotiable. That’s right! So, don’t feel shy or awkward asking your agent if you’re getting the best deal or exactly what you get for the commission that they charge.

Another important insight, is that, ask the question to yourself:

  • Are all Realtors the same?  Are you getting the same level of service and the same marketing plan for the same commissions? In fact, you’re not. Most of us have very different marketing and sales plans. Then there’s agents like myself who have a team of people that are working on your behalf. So, make sure that if you’re paying a high level commission, that you’re getting a higher level marketing and service plan for that money that you’re spending when the home sells.

That’s another point:

  • I don’t get paid anything! We don’t get paid anything until the home sells. So, of course we want a win-win situation. And we want to take listings that are bound to sell. Is your agent willing to invest money up front? Does your agent spend money on, or how much money do they spend on marketing your property just to get it out there and attract buyers and other agents to get your property shown and sold.

There’s a few questions that you need to ask yourself and prepare for when interviewing an agent. If you’d like to get my written commissions schedule upfront, as well as a copy of my sales and marketing plan, I’m happy to share that with you, anytime.

Call me directly at:  303-526-2606 or, just send me an email:  Sam [at] SamWilsonGroup.com
You can also visit:  www.SamWilsonGroup.com (at anytime to get more information.)
