This topic is an urgent one about the $8,000 first time home buyer tax credit!
You’ve seen other information from me, you’ve seen all the news on TV and in the newspaper and right now, it is still true, that you can get the $8,000 first time home buyer tax credit. The bad news is that it’s set to expire on November 30th 2009. I implore you to take action quickly if you want to take advantage of this free tax credit from the government.
To dispel any of the rumors, there is not an extension of this program at this time. There has been some discussion about it, but at this point, there has not been an extension of the program, so it is, in fact, set to inspire November 30th. This is an urgent message to anybody thinking about making their 1st home purchase, this year, to do it now!

get it closed by that November 30th deadline so you can get that $8,000 credit!
There’s so much information out there. I’ve made videos about it. You can go to www.IRS.gov, you can also find it on the National Association of Realtors website. It is a fact that this is a real program and that it is about to expire.

How Much Does A Realtor Cost To Use? The good news is, if you do it the right way, it won’t cost you anything. In other words, the seller will pay my commission. I think most of you are aware of that, but let me tell you how that works exactly. When a listing agent goes to put a seller’s house on the market, they negotiate their commission at that time. That commission that you negotiate with the seller includes what that Realtor’s going to have to pay the buyer’s agent.
You’ll know, right up front that the buyer’s agent will be paid by the listing agent, or ultimately, by the seller. That’s great news, that you won’t have to pay any commissions when you buy a home. Even if I help you find a house that’s ‘For Sale By Owner’ I’ve always been successful at negotiating that the seller (the ‘For Sale By Owner’) in this case will pay my commission so that you don’t have to.
It’s really a very easy process, very straightforward for buyers. You get a ton of value, because your Realtor’s going to help you:
search for homes
identify the homes and the best neighborhoods (the neighborhoods that you’re interested in),
help you sort them by the criteria that you’re most interested.
Then we just go out and look at homes, and when you find one
we make that offer
negotiate the deal
then get the contract closed smoothly by giving you great advice all along the way.
That’s a great deal for no money out of your pocket, I’m sure you would agree.

How do you fire a Realtor? This is a controversial topic and a follow up to a previous blog I’ve done about, ‘How To Hire A Realtor’. Just like any employment situation, sometimes things don’t work out. If you’re not having a great experience with your current Realtor, this is not for you. This is not intended to interfere with your current relationship with the Realtor. I’m sure you’ll be successful at finding the property that meets your needs.
This is more for people that are starting the process. Because once you’re in an agreement with an agent, there’s very limited things you can do anyway. I cannot give legal advice, you really should seek advice of an attorney if you’re in that situation where you’re unhappy with the agreement or the working relationship.
This information is for people that are:
considering hiring a Realtor, or
considering buying a home and are concerned about signing a listing agreement with that agent or otherwise known as a Buyer Agency Agreement.
Sure you should be nervous, this is a huge commitment. That’s why you have to talk about it upfront. It’s fine to sign a Buyer Agency Agreement, in fact, you’d rather have one as a buyer because then the Realtor is in your corner fighting for you every step of the way (that’s our job!). We’re not going to get paid until you buy and close something, so it’s a win-win situation. It really helps to have the advice, especially in this fast, changing market.
Talk to the agent upfront about what their terms are for terminating a contract. A lot of agents will tell you that you’re locked in for 6 months for better or for worse. I don’t believe in that. This isn’t marriage, this is just an employment agreement, just like you have at your job or with your company. Let’s have some terms upfront. I’ll put in writing that you can terminate my agreement at anytime for any reason before we get under contract.
That works both ways, that’s for both of us. Let’s face it, if we haven’t met before, or if you weren’t referred to me or I wasn’t referred to you, then we’re both taking a chance, right? So, I’ll be happy to talk to you about how to do this and to make it very safe for you a very easy process so there’s no discomfort, should, you know, something arise where you feel like you want to head in a different direction.
